So, you're going to list your home for sale and wondering whether you should be flexible with showing times and schedules or not.

First of all, I'm sure you will agree with me that to sell your home for the highest price possible in the shortest possible time, you need to expose it to as many buyers as possible.

To achieve that, you need to be very flexible with showing schedules. Here are 3 reasons why...

1. BUYERS HAVE LIMITED TIME

Remember, that many people work 9 to 5 from Monday to Friday and so they probably won't be available to view your home when it’s convenient for you.

They will most likely book showing appointments in the evenings around your dinner time or on the weekends when you just want to relax and spend time with your family.

If you're not flexible to accommodate the inconvenience of letting them view your home at these times, you will be limiting the pool of buyers for your home which could make it sell for less money and take longer time to sell.

2. FACILITATING THE SALE OF YOUR COMPETITOR'S HOME

You see, It is not unusual to have a decisive out-of-town buyer who wants to write an offer on a house before leaving town.

Let's assume that such a buyer got to know about your home today, but haven't viewed it yet. What if they need to decide between your home and one or two other houses to write an offer before leaving town today?

If you deny their showing request because it is too short notice, you could inadvertently be preventing the sale of your home and facilitating the sale of your competitor's home.

3. INEVITABLE TIME CHANGE REQUESTS

Sometimes, buyers conclude, the moment they step into a house, that it will not work for them, and they decide not to view it.

When this happens, the schedule for the subsequent houses on their tour may need to be moved forward. If they call to move your showing time forward, and you deny their request, they will probably move on to the other properties on their list with the intention of coming back to yours at the scheduled time.

But, what if they fall in love with one of those properties and decide to buy it? Knowing that there is a chance, they may have preferred your home if they had viewed it, your inflexibility may have just jeopardized the sale of your home to that buyer.

HERE'S THE BOTTOM LINE... The more flexible you are with showing times, the higher the number of buyers that are able to view your home, and the better your odds of getting an offer sooner.

So, making it easier for buyers to view your home, could shorten the inconvenience of opening it to the public, by getting you a buyer very quickly. It can also lead to multiple offers which could make your home sell for more money.
